Hanley: A significant office building is now for sale. This seven-story Telecom House used to be home to BT.
It’s got potential for about 100 flats. A pre-planning application is in the works to convert it into residential units. These would include studio, one-bedroom, and two-bedroom apartments.
Agent Harris Lamb is handling the sale. They haven’t shared an asking price yet, but they’re inviting offers for this impressive 102,000 square foot property.
Andrew Groves from Harris Lamb mentioned that this building is in a prime location. It’s right in the heart of the Potteries with great road access.
The property has a U-shape and features three lifts and staircases. It can be divided up for different uses, which is a big plus.
While it was mainly an office space, its size and location make it perfect for residential use. The vendor is pushing for approval to change it to residential through permitted development.
Telecom House is also close to retail and leisure spots. Plus, Hanley bus station is just a short walk away, making it super convenient.
There’s a lot happening in the area, too. The Smithfield mixed-use scheme is being developed nearby, which includes offices and residential buildings.
University Hospitals of North Midlands is also making moves. They’re converting a former Sainsbury’s store into a Community Diagnostics Centre, set to open in 2025.
Mr. Groves believes this property is a fantastic opportunity. There’s already a lot of interest from developers eager to get involved.
